Lagos State Governor Babajide Sanwo-Olu, on Thursday, formally unveiled a new commercial complex in the heart of Nigeria’s fastest growing industrial corridor — Lekki Free Trade Zone, Ibeju Lekki.

The nine-storey Irele Tower opened a new vista of enterprise in the industrial city hosting the nation’s deepest seaport, becoming the commercial and administrative layer of the ecosystem that has become an integrated hub for the financial, maritime, logistics and trade businesses that complete a port economy.

The landmark project, constructed by Lagos Free Zone, LFZ, is the first of six commercial towers proposed to drive economic activities in the international trade area.

Irele Tower, designed to provide a world-class work environment, was completed with six premium office floors, retail space, rooftop cafe and terraces, and multi-level car park.

Inaugurating the facility, Sanwo-Olu noted that the development demonstrated the power of public-private collaboration, pointing out that Lagos provided the enabling environment for investors to bring vision, capital, and expertise to drive socio-economic impact.

The governor said the project’s concept aligned with the state government’s guiding vision for globally competitive markets, stressing that its full operation would open more international trade opportunities for stakeholders operating in the ecosystem.

He said: “Irele Tower, developed within the Lekki Free Trade Zone, is a remarkable private sector development that strengthens Lagos State’s vision for a globally competitive industrial and commercial hub. It complements the Lekki Deep Seaport and the broader industrial corridor, providing modern commercial space for businesses in logistics, maritime trade and export facilitation.

“The project serves as an advantage that will turn potential into real economic impact, because businesses operating in the free zone enjoy direct access to global shipping routes, frictionless port-to-zone cargo movement, and proximity to Nigeria’s largest consumer and industrial markets. The tower’s proximity to the deep seaport and industrial infrastructure creates a self-sustaining economic hub, which exemplifies economic clustering at its finest.”

Sanwo-Olu said the development highlighted the tangible benefits of the Blue Economy, noting that the commercial complex would enable businesses to capitalise and sustain on the oceans and maritime resources.

With waterways and ports serving as gateways for trade and logistics, the governor said the development would translate the maritime potential of Lagos into real economic value for residents.

“Irele Tower places commercial intelligence and essential business services at the very heart of the port ecosystem, unlocking the full potential of the Blue Economy, streamlining supply chains, lowering logistics costs, and positioning Lagos as a top destination for global investors. Its presence is more than functional; it signals the scale and sophistication of the opportunities that come with it,” Sanwo-Olu said.

LFZ Managing Director, Mrs. Adesuwa Ladoja, said the tower’s construction started in September 2022, with the structural work completed in 2024. Two years later, she said other ancillary facilities were completed, making the building fully usable.

The project, Ladoja said, was completed in one million man-hours without a single accident recorded during construction.

The Federal Ministry of Housing and Urban Development, has said the ongoing construction of 2000 housing units Renewed Hope City at Ibeju Lekki, Lagos State, has reached 80 per cent completion.

The Minister of Housing and Urban Development , Ahmed Dangiwa, made this known in a statement after an inspection visit to the site.

The statement signed by the Director, Press and Public Relations, Badamasi Haiba, said the project would be ready for presidential inauguration soon.

“The Ibeju Lekki Renewed Hope City project is 80 per cent completed, with over 700 housing units under phase one ready for commissioning.

“The administration of President Bola Tinubu is currently building seven Renewed Hope Cities, one in each geo- political zone and Abuja, FCT.”

Dangiwa said the foundation laying for the second phase of the Lagos Renewed Hope City houses would be done by the president after the inauguration of the 700 units of the first phase.

He added that the Lagos Renewed Hope City, when fully completed, would deliver 2,000 housing units.

He said the project underscored the commitment of President Tinubu to bridging housing deficit in Nigeria.

According to the minister, the Renewed Hope Cities and Estates initiative nationwide is aimed at providing decent and affordable housing for Nigerians.

Dangiwa also visited Lekki Economic Trade zone as part of the Lagos tour activities.

He inspected various housing projects, industries, building materials, testing laboratories, the deep sea port, Alaro City, Lagos Coastal City, and other ongoing developments.

He commended the Lekki Worldwide Investments for providing a strategic site for the federal government Building Materials Manufacturing Hub within the Lekki Free Trade Zone.

He explained that the ministry planned to establish six Building Manufacturing Hubs, one in each geo-political zones, aimed at reducing housing production costs through facilitation of production of local building materials.

He disclosed that an investor had already been secured for the manufacturing hub project, which would cut Nigeria’s housing deficit by boosting local building materials production.

“The hub will promote local content, curb rising costs of materials, encourage domestic production, and ensure sustainable housing delivery nationwide,” he said.

Dangiwa said the intermodal transport infrastructure in Lekki, including a seaport, airport, rail and roads, would support the effectiveness of the hubs.

The minister added that the infrastructure would attract real estate investments, as housing is required to support the developments.

Dr Muhammad Abdul, Executive Director, Loans and Mortgage Services, Federal Mortgage Bank of Nigeria, FMBN,said the Ibeju Lekki houses were designed to be affordable and accessible to workers and cooperative societies, with the bank providing the lowest interest rates in the market.

A new administrative building, purpose built legislative council chamber and a standard interlocking road are all the projects inaugurated by Governor Babajide Sanwo-Olu at Ibeju Lekki local government area of Lagos State, on Wednesday.

The multi-storey administrative building, named after President Bola Ahmed Tinubu, was rebuilt and delivered by the council chairman, Abdullahi Olowa.

It succeeds the old council secretariat, which was razed by arsonists during the October 2020 protests against police brutality.

Sanwo-Olu also performed the groundbreaking for the construction of Citrus Gardens— a housing project the council initiated in collaboration with private developers.

The occasion marked a new chapter in the council’s efforts to reorganise its administrative structures, following the destruction of its headquarters in the wake of violent protests.

Sanwo-Olu said the projects underscored the council chairman’s commitment to inclusive development and responsive governance at the grassroots.

The development, the governor said, reflected the resilient spirit of the council to bounce back from the setbacks it suffered from arson attacks.

He said the progress marked the power of purposeful and transformational leadership that had been driving the progress of the state.

He said: “It is with a great delight that I commission and hand over these impactful projects to the good people of Ibeju Lekki. These projects underscore our commitment to inclusive development and responsive governance at the grassroots level. This moment reflects the progress inspired by the transformative impact of our THEMES Plus development agenda. This is the power of purposeful and transformational leadership that is driving Lagos State forward.

“Grassroots development is central to our vision for a Greater Lagos. The projects being unveiled today are a collaborative efforts of the government, development partners and the resilient people of this community. The newly completed administrative building will restore and enhance operational efficiency of the council, just as it will improve staff productivity. The well-furnished legislative building complements the business of the local government for greater impact.”

Sanwo-Olu said the projects centred around jobs creation and broadening the council’s internally generated revenue base, stressing that the projects would promote orderly urban development in the community.

Inaugurating the road, the governor said the infrastructure would open up access to undeveloped areas of the council, permitting more development.

The road was named after the governor to honour Sanwo-Olu’s infrastructure legacy in the council.

The governor used the opportunity to inform the council’s residents about his administration’s plan to construct key road projects in the Ibeju Lekki community, pointing out that Eleranigbe Road would be attended to in order to open connectivity around Omu Creek.

“I make bold to inform you that we have started the bridge from Sangotedo and will cross over from Omu Creek to drop at Lekki airport area. Once this infrastructure is completed, it will open up the entire corridor,” Sanwo-Olu said.

Olowa said the reconstruction of the council’s headquarters would normalise activities in the local government area, noting that staff members of the council could now work in a workspace that fostered efficiency and innovation.

He said: “This new secretariat complex provides a spacious, well-equipped, and technologically advanced environment which addresses the longstanding challenges of inadequate office space and suboptimal working conditions. With high-speed internet, 24-hour solar lighting, CCTV surveillance, and a dedicated ICT Center, I can confidently declare that we have delivered one of the most advanced local government administrative buildings in the country.”

The council chairman said the new legislative chamber would be the cornerstone of democratic governance in the council.

The councillors, he said, would now operate from a befitting office accommodation that reflected the importance of their work.

Olowa said the Citrus Gardens would be more than housing estate.

The project, he said, would stimulate economic activity and set a new benchmark for urban development in Ibeju-Lekki.

“The housing estate will feature modern residential units, paved roads, CCTV surveillance, constant security, indoor recreation spaces, and green areas. All designed to promote safe, inclusive, and sustainable living,” the council boss said.

By DEJI NEHAN

For over 15 years, Ade had lived in London, dreaming of investing in Nigeria. He watched friends and colleagues from other countries return home to develop real estate, fuelling economic growth. His mind often wandered to Ibeju-Lekki, a coastal stretch once overlooked but now transformed into a goldmine of opportunities. However, his cousin Tunde, living in Badagry, remained skeptical about the prospects of property development in Nigeria beyond a few select locations.

Tunde had grown up in Badagry, a town rich in history and massive land and agricultural potential but suffering from poor infrastructure and government neglect. Unlike Ibeju-Lekki, which was experiencing a surge in investment—thanks to the Lekki Free Trade Zone, Dangote Refinery, and the proposed Lekki International Airport—Badagry remained largely untapped. Ade saw Ibeju-Lekki as the future, filled with new estates, expanding roads, and rapidly rising land values. Tunde, however, understood that true economic transformation meant extending development beyond just one or two hotspots.

Ibeju-Lekki has been experiencing headline news but there seems to be over concentration of developmental activities and policies focused in the area, but this is not consistent to another potential hotspot like Badagry. Badagry has as much potential as Ibeju-Lekki with tourism, industrial hub and access to neighboring states, but these potentials haven’t been explored. There are many potential hotspots in Nigeria that hasn’t been explored for the potential to diversify development and revitalize the economy with a proper balance of development across multiple locations.

As Ade walked through Ibeju-Lekki, he saw neatly planned estates, business hubs, and improved infrastructure. Local and foreign investors were securing properties, confident in the region’s economic boom. Meanwhile, roads remained unpaved just miles away in Badagry, and young people continued to leave in search of better opportunities. Ade realized that while Ibeju-Lekki was already thriving, Badagry represented untapped potential. With the right government policies and investor attention, Badagry could become an extension of Ibeju-Lekki’s success, bringing balanced development to the region.

With the right policies and investments, regions like Badagry, Benin City, and Ogun State can become the next hubs of economic prosperity. Property development is not just about constructing buildings—it is about building sustainable communities, empowering people, and creating a more inclusive and prosperous Nigeria.

Ade made a decision, he would invest in Ibeju-Lekki for immediate returns and take a long-term position in Badagry, advocating for infrastructure improvements and attracting other diaspora investors. His story illustrates a broader lesson: property development can do more than generate financial gains—it can transform communities, create jobs, and drive sustainable economic growth.

The Role of Property Development in Revitalising Nigeria

Nigeria, a nation rich in potential, faces numerous development challenges, from inadequate infrastructure to high unemployment. The disparity between urban centres and underdeveloped rural areas highlights the urgent need for economic diversification. One of the most powerful tools for this transformation is property development, which can serve as a catalyst for job creation, industrial growth, and infrastructure expansion. By investing strategically in real estate, Nigeria can unlock hidden economic potential and foster long-term prosperity.

Nigeria’s landscape is characterised by a stark lack of essential infrastructure. Poorly maintained roads, unreliable electricity, and inadequate water supply hinder economic activity and limit access to basic services. According to the World Bank, only a small fraction of Nigeria’s roads are paved, making the transportation of goods and services inefficient. The housing deficit further exacerbates these challenges, with many rural residents living in substandard conditions.

READ ALSO: Police arrest 50-year-old man for alleged murder of second wife

Unemployment remains a pressing issue, with millions of young Nigerians migrating to urban centres for better opportunities. This rural-to-urban migration overburdens cities like Lagos and Abuja while leaving rural areas underdeveloped. The low level of investment in commercial properties and real estate stifles economic diversification, limiting the creation of sustainable livelihoods outside major metropolitan areas.

How Property Development Can Drive Economic Growth Infrastructure Expansion

One of the most immediate benefits of property development is infrastructure expansion. Well-maintained roads, bridges, and utilities attract investors and facilitate trade. Improved access to urban centres and business hubs fosters entrepreneurship, allowing small businesses to thrive and creating a more balanced economic landscape.

Housing and Real Estate Investment

Affordable housing is essential for improving living standards and attracting skilled workers. Encouraging private developers to invest in housing projects can address Nigeria’s housing deficit while stimulating local economies. Public-private partnerships can ensure that new housing developments are well-planned and sustainable.

Job Creation and Local Business Growth

Construction projects generate employment opportunities for local labourers, artisans, and suppliers. Increased demand for construction materials such as cement, wood, and steel boosts local industries, creating a ripple effect that benefits multiple sectors.

Industrial and Agricultural Development

Property development can complement agricultural and industrial growth by establishing agro-processing zones and manufacturing hubs. By providing farmers with access to processing and storage facilities, Nigeria can reduce post-harvest losses and increase the value of agricultural products. This approach not only supports food security but also strengthens export potential.

Attracting Private and Public Investments

Government incentives, such as tax breaks and subsidies, can encourage private sector investment in property development. Public-private partnerships can leverage resources and expertise to deliver impactful projects. By implementing transparent policies, Nigeria can build investor confidence and attract foreign direct investment into real estate and infrastructure.

Lessons from Successful Rural Development Models

Studying successful rural property development models from other countries can provide valuable insights. Nations that have invested in agricultural infrastructure and processing zones have significantly improved economies. In Nigeria, states that have implemented progressive rural development strategies—such as focusing on agro-processing and tourism—offer potential blueprints for nationwide growth. Nigeria can achieve sustainable rural development by adopting best practices and adapting them to local conditions.

A Call to Action

Property development has the potential to transform Nigeria’s economic landscape. By strategically investing in other untapped hotspots outside the major hubs like Ibeju-Lekki, Nigeria can unlock its dormant economic potential, creating jobs, stimulating growth, and improving the quality of life for millions. However, realizing this potential requires long-term planning, stakeholder collaboration, and a commitment to overcoming existing challenges.

Diaspora investors, like Ade, must recognize their role in shaping Nigeria’s future. Rather than focusing solely on already-thriving regions, they should explore untapped areas with immense promise. Policymakers must create a favorable regulatory environment encouraging investment and equitable development. Local communities must also be actively involved, ensuring that projects align with their needs and aspirations.

Nigeria’s growth should not be confined to certain hotspots within Lagos, Port Harcourt or Abuja. With the right policies and investments, regions like Badagry, Benin City, and Ogun State can become the next hubs of economic prosperity. Property development is not just about constructing buildings—it is about building sustainable communities, empowering people, and creating a more inclusive and prosperous Nigeria.

An Ikeja Chief Magistrates’ Court, on Thursday, ordered the remand in custody of Waheed Ibrahim, 32, charged with allegedly defiling a four-year-old girl.

Ibrahim, a resident of Ibeju-Lekki, Lagos, appeared before Chief Magistrate E. Kubeinje on a one count of defilement.

The Chief Magistrate, who did not take the defendant’s plea, ordered his remand in a Correctional facility in Lagos.

Kubeinje subsequently adjourned the matter until November 5, pending legal advice from the Lagos State Director of Public Prosecutions, DPP.

Earlier, the Prosecutor, Insp John Iberedem, told the court that the defendant committed the offence against the girl on September 3, at 27, Adeba Street, Igbeju-Lekki, Lagos.

Iberedem said that Ibrahim defiled the four-year-old girl by inserting his finger into her vagina.

The prosecutor said the offence contravened Section 261 of the Criminal Law of Lagos State, 2015.

The section stipulates life imprisonment for anyone found guilty of sexually penetrating any opening in the body of another person, with a part of his body without permission of the person.

The Governor of Lagos State, Mr. Babajide Sanwo-Olu, has said the Ibeju-Lekki axis of the state is prospering richly because of the prophetic utterances of the late sage and Premier of the old Western Region, Chief Obafemi Awolowo.

Governor Sanwo-Olu made the statement on Sunday evening after watching a stage musical drama performance titled ‘Awo: The Man, His Jewel And…’ produced by The Duke of Shomolu, a theatre company run by Joseph Edgar.

Governor Sanwo-Olu said the uniqueness in what was presented on “Awo: The Man, His Jewel And…” was bringing back memory of Ibeju- Lekki where Awolowo was incarcerated and the blessing the Premier of the Western Region showered on the community, which had come to reality.

The play “Awo: The Man, His Jewel And…” which took place at Glover Memorial Hall, Lagos Island, showcased the political life and times of Chief Obafemi Awolowo and his wife, late Chief (Mrs) Hannah Dideolu Awolowo, who the late sage himself described as ‘Jewel of inestimable value.’

The play was directed by renowned director, Makinde Adeniran.

Vice-President Yemi Osinbajo led other prominent Nigerians, including Speaker, House of Representatives, Hon. Femi Gbajabiamila; Governor Sanwo-Olu; Osinbajo’s wife, Dolapo; former Governors of Ogun State, Aremo Olusegun Osoba and Otunba Gbenga Daniel, Awolowo grandchildren, Segun and his mother, Mrs. Abah Zainab Folawiyo; Prof. Bankole Oyediran, the husband of Awolowo’s late daughter, Mrs. Omotola Oyediran, among others to accord honour to Chief Awolowo and his wife, Hannah.

Speaking at the event, Gbajabiamila gave kudos to the producer, Edgar, saying what he saw with the presentation was “immortality.”

The Speaker, while noting that it was common to have people who had passed being brought alive through books, drama and others, and not really through music, declared that the takeaway he had of the Awolowo from the presentation was that “once upon all the time, there was a man,” and not the common saying of once upon a time, there was a man.

Governor Sanwo-Olu in his address said one of the lessons and take aways from the theatre was the story about Lagos and more importantly the story about Ibeju-Lekki, where Awolowo was incarcerated for many months.

“For those who do not know, or have forgotten, Papa (Awolowo) was incarcerated in Lekki Town, Ibeju-Lekki, and he made prophetic utterances that the place will flourish, do well and be prosperous. Well, those prayers have continued to prosper the town.

“Ibeju-Lekki today is the most talked about in real estate and property development. Should we even mention the refineries, petrochemical plants, sea ports, among others? There is no other place we can talk about in Nigeria now like Ibeju-Lekki, particularly Lekki town. Papa Awolowo’s blessings have come true upon that town,” he said.

Speaking on the importance of the ‘Awo: The Man, His Jewel, And…’ to Nigerians, especially the younger generations, Governor Sanwo-Olu said the play showcased those who stood their grounds and brought the conversation about a united Nigeria to the front burner.

He said: “This story is also important, especially for the younger generation who wouldn’t have the opportunity to understand and reflect back on what life was like in the days of Awolowo, our fathers and grandfathers. It is very easy for us to push history behind, but this play has told us about those who stood their grounds in the conversation for Nigeria.

“When we hear about Awolowo, some people might not be able to put it in proper perspective, but those who have watched this musical show tonight can begin to connect that indeed these were great men who helped to shape the narrative of this country.

That is why all of us must hold on tightly to ensure Nigeria remains one, despite its ups and downs. We need to hold ourselves in these difficult times with the assurance that we will weather the storm together and come out stronger and better.”

Governor Sanwo-Olu said he was excited to see the past glory of Glover Memorial Hall being brought back.

He also expressed his appreciation to the Director of Duke of Somolu Production, Joseph Edgar, for bringing entertainment back to Lagos.

The Governor further urged theatre practitioners to bring more historical performance to Lagos Theatres.

“We are not only proud of what Duke and his wife has put forward. This is Lagos for you and we are happy and excited that we can bring back the glory of Glover Memorial Hall. Let’s bring more theatres, arts and issues back to Lagos, Western Nigeria and what we usually know and hear about in years past.”

Dangote Fertiliser Limited, DFL, has constructed and handed over to the Lagos State Basic Education Board, SUBEB, a multi-million Naira modern block of classroom and other infrastructures.

This is to help meet the yearning of its host communities’ quest for quality education by way of provision of teaching materials and conducive environment.

The donation of the school, which is meant to serve the Abejoye community in Ibeju-Lekki area of Lagos is coming on the heels of provision of empowerment to farmers in the area whose land falls into the area taken over by the state government and designated as part of the free trade zone.

According to the Dangote Fertilser management, the classrooms, built as part of the Corporate Social Responsibility efforts of the company is to serve as replacement for the Abejoye Primary School which incidentally was part of the free trade zone area allocated to Dangote Fertiliser Limited, but relocated to Abejoye community, consists of staff rooms, head teacher’s office, toilet facilities, power generator and borehole.

Speaking at the handover ceremony in Lagos, the Group Executive Director, Strategy Capital Projects and Portfolio Development, Dangote Industries Limited, Devakumar Edwin pledged the company’s continuous commitment to the provision of quality education, not only within the host community but in the country at large.

According to him, Dangote’s support for educational development involves assisting host communities to provide sustainable and qualitative education that ultimately reaches all the people.

This, he said, involved active consultation with the host communities stakeholders at stages of development planning, implementation and evaluation.

He said: “We, as a company believe that education is the passport to the future and that an investment in knowledge pays the best interest. We are keen to develop, educate and empower local youth and we are achieving these objectives through various interventions such as the award of scholarship to 50 students selected across our host communities as well as the training of 200 young people in several vocational skill areas such as plumbing, electrification, carpentry, welding and others.

“The second phase of this training programme commenced in September and we are training another batch of 200 local youth draw from different communities covering Ibeju-Lekki and Epe Local Government Area,” he added.

Edwin disclosed that the company embarked on diverse initiatives aimed at developing the local institutions within its host communities to enable them drive their own development initiatives.

“Currently, we have installed 14 boreholes in our host communities between 2017 and 2018 and we conducted regular lab tests to ensure the water from the boreholes are potable. In 2019, we held a Teachers Training Workshop for teachers within the host communities and Epe in conjunction with Lagos State Ministry of Education, to develop the capacities of public school teachers to teach more effectively using 21st century modalities,” he added.

He said, as a socially responsible organisation with the understanding of the impact of project induced migration on communities, the company organised a project induced InMigration (influx) workshop to sensitise its hosts on the impact of influx and issues related to influx and it is currently supporting the communities to monitor in-migration into host communities.

Edwin noted that the company also distributed palliatives to its host communities to help cushion the effects of COVID-19.

“It is worthy of note that Dangote Fertiliser Limited is currently undertaking a Livelihood Support Programme for persons impacted by the 54km gas pipeline. The programme aims at distributing improved adapted cassava stems to local farmers, building their capacities on farming techniques to improve farm yield and developing local entrepreneurs for cassava by-products,” he added.

The Executive Chairman of Lagos State Universal Basic Education Board, LASUBEB, Mr. Wahab Alawiye-King, who was represented at the event by Mrs. Ebaide Omokore, Director of Projects Department, appreciated Dangote Fertiliser for funding the project, stating that the state government was committed to delivering all-inclusive, quality Basic Education in a conducive environment for learning aided by technology.

He applauded Dangote company for providing the facilities to promote positive learning outcomes, adding that the Board was also carrying out infrastructure upgrade and renovation in many parts of the state, especially within hard-to-reach communities.

Also, speaking at the event, Chairman, Lekki Local Council Development Area, Lagos State, Ogidan Olaitan, commended Dangote Fertiliser Limited for the gesture saying Dangote Fertiliser had proven to be a social responsible company, which had the interest of the company at heart.

“Dangote has always considered the host communities as partners in progress in all its projects around Ibeju-Lekki and we are happy to have Dangote around. His project has further placed our communities on the global map,” he said.
